Roomforrent.co (the site) provides an online listing service that allows people seeking or offering rental accommodation to advertise and to contact each other (the “Service” or “Services”). We do not partake in the rental transactions between parties using this Site.
By using the Site, you agree to comply with and be legally bound by the current terms and conditions (“Terms”) including our Privacy Policy, whether or not you are a registered user of the Services. These Terms may be updated from time-to-time at our discretion.
The site is free to use for users to browse listings. However, to ensure legitimate messaging you must register first to contact listings.
The site charges for those seeking to upload listings and the prices are as described on the site (except in the case of obvious error). These may be changed at any time .
If you want to place a listing, we willl charge you to make it visible to other users. We will send you an email documenting the upgrade and payment by way of contract. The upgraded service will commence immediately once payment is made. Your account will revert to a standard free account at the end of the period paid for and your uploaded listing/s will be deactivated.
Refunds and Cancellations:
Our wesite and payment partner Worldpay accepts online payments in GBP currently.
"Solo" ads :
Once placed for individual listings , solo ads are non refundable as it is a service we provide. Please choose to upgrade for the most appropriate length of time to display your listing (10, 14 or 21 days). You can always re-list after expiry if you require it by paying the appropriate fee. We do not do any pro rata refunds. e.g. if you paid for a 21 day listing however you rented the room in 10 days there would be no refund for the 11 days you didn't utilise. You can edit the listing by uploading new room details( but not a new property) and continue a paid listing until the expiry time of 21 days or appropriate paid period. To avoid unnecessary messages from prospectives, we recommend you de-activate your listing as soon as possible after successful renting.
Multi-listing plans (recurring payments):
The multi-list packages offer amazing value and have recurring monthly payments. If you wish to cancel the multi-list package for any reason, please contact us by email on support@roomforrent.co at least 7 full calendar days before the next due payment for the cancellation to take effect from that month.
If you contact us with less than 7 full calendar days, your cancellation will take effect from the following month as it will not be possible to stop the next payment in time. If this occurs and the next payment is taken you can continue to use the Multi listing package during the month you have paid for and your payments will stop from the month after.
If you cancel your upgrade within 14 days of purchasing a Multi-listing plan as allowed under the Consumer Contracts (Information, Cancellation and Additional Charges Regulations) 2013, we will refund the cost of the montlh payment minus an administration charge of 9.97GPB (The equivalent cost of a 10 day Solo ad). You cannot cancel under these Regulations if you have already used up the full time purchased in your plan. All refunds will be made via the original payment method. If you cancel beyond 14 days, the cancellation policy for ongoing multi listing plans will apply ( see above).
We may offer special promotions/voucher codes from time to time . Only one promotional offer may be used per transaction. Offers are non-transferable and may not be redeemed for cash. We reserve the right to revise or cancel promotional offers at any time.
Where we advertise a ‘Guarantee’ on a tariff or promotion, this means that if you have been unsuccessful in finding or letting your room, we will extend your upgrade period free of charge for the same number of days as you paid for. Please email us within 3 days of your upgrade finishing if you wish us to do this. This offer does not affect your statutory rights.
All payments are processed via secure payment gateways including Worldpay and Paypal on our behalf. We do not store or process sensitive credit card details.
All content on the Site is published in good faith. We do not necessarily review users’ listings or content. We have no control over and we do not verify the completeness, accuracy, timeliness or legitimacy of details provided by users. User profiles are verified by email or SMS. We cannot be held responsible for any loss or damages arising from relying on any content uploaded by users. We do not provide legal or professional advice. Before entering into any agreements, we advise you to inspect the accommodation, take up references and seek independent professional advice as appropriate. Also , it is necessary for all users to check andfollow any local regulations related to shared accommodation or renting.
This Site is protected by copyright. You may download content for personal use, but must not copy, transmit, reproduce or pass-off the material for any other purpose.
You must register with us in order to post content on the Site, to bookmark adverts or to contact others. You must not use our Services if you are not able to form legally binding contracts (for example if you are under 18), or are temporarily or indefinitely suspended from using our Services. We reserve the right to refuse access or membership to the Site to any person without prior notice. We may cancel unconfirmed accounts or accounts that have, in our judgement, been inactive for a long time. You must not impersonate others. You may only have one account with us and it must be for your own use. You are responsible for keeping your password secure, and you must let us know immediately if you suspect your password has been compromised, otherwise we shall assume it is you signing-in whenever your your user name and password is used.
You are responsible for any content you post on the Site, including any errors, omissions or inaccuracies contained. You agree to keep the content up to date, particularly when availability or other important detail changes. You must not post unlawful, threatening, abusive, defamatory, obscene or indecent information, third-party copyrighted materials, or material that could interrupt the operation of the Site or other computers. We reserve the right to refuse, modify, delete or suspend any listing or content at our sole discretion.
You will retain ownership of the copyright of any content you provide for the Site meaning that you are free to use the content elsewhere. You are granting us a right (but not an obligation) unlimited in time to publish, sublicense (through multiple tiers), re-use, archive, modify, delete or commercially exploit the content in whole or in part as we see fit, whether on this website or otherwise, without any requirement to pay you for this. You waive your moral rights in the content.
We endeavour to ensure a reliable Service but we we do not guarantee that the Site will always be available or error free, that defects will be corrected, or that the Site will be free of viruses or other harmful components. We may modify or discontinue our Service at any time.
Our liability to you is limited to the amount you have actually paid us to use the site. Except as already set out, we are not liable for any indirect or consequential loss of any kind in contract, tort or otherwise arising out of your use of this site or services. Nothing in this Agreement shall operate to limit or exclude liability for death or personal injury caused by our negligence.
Failure to use the Site in accordance with these Terms may subject you to civil and criminal penalties. We respect your privacy however we reserve the right to pass your details, correspondence and IP address on to any law enforcement agency or any aggrieved third party or their representatives if the need arises. We will only do this when requested by appropriate authorities.
If any of these Terms are determined to be illegal, invalid or otherwise unenforceable by reason of the laws of any state or country in which these Terms are intended to be effective, then to the extent and within the jurisdiction in which that term is illegal, invalid or unenforceable, it shall be severed and deleted from these Terms and the remaining Terms shall survive and continue to be binding and enforceable.
These Terms shall be governed by and interpreted in accordance with the laws of England and Wales which shall have exclusive jurisdiction over any disputes.
