Renting in Edinburgh: a newcomer's guide

Edinburgh's rental market has its own rhythm. The Festival in August, the university calendar, and Scotland's distinct tenancy law all shape when and how rooms become available. Here is what you need to know before you search.

Average room rents sit between £550 and £850 per month depending on area. Marchmont and Bruntsfield are popular with students and young professionals — walkable to the university and the Meadows. Leith offers lower rents and a strong food and social scene. Stockbridge and the New Town command premium prices for the architecture and location.

Scottish tenancy law differs from England. Most private rentals use a Private Residential Tenancy (PRT), which has no fixed end date and stronger tenant protections than English ASTs. Your landlord cannot end the tenancy without a valid ground. Read your agreement carefully — the terminology differs from English contracts.

The market is seasonal. August is the most competitive month (Festival workers, new students, fresh graduates). Searching in May or June gives you more choice and negotiating room. January is the second-busiest period.

Factor in council tax. Unlike many London listings, "bills included" is less common in Edinburgh. A single person in a shared house typically pays a council tax share of £60–£90 per month on top of rent and utilities.
