Before any listing appears on RoomForRent, the landlord must verify their identity with a working UK phone number. This isn't a background check — it's a baseline that removes anonymous bad actors from the start. Listings that receive scam reports are reviewed and removed within 24 hours. Repeated violations result in permanent account suspension.

Requests payment before a viewing
Legitimate landlords never ask for money before you’ve seen the room.
Pushes you off the platform straight away
Use RoomForRent's messaging for all contact until you've verified the listing is real.
Address doesn't match the photos
Use Street View to verify the property exists before arranging a viewing.
Rent is well below market rate
If it looks too good to be true for the area, it usually is.

Know your rights.
You have the right to see the property before paying anything.
No reputable landlord will ask for a holding deposit, first month's rent, or any other payment before you've viewed the room in person.
You have the right to a written tenancy agreement.
Any letting of more than one month in England, Scotland, Wales, and Northern Ireland requires a written agreement. RoomForRent's e-sign agreements are legally binding under the Electronic Communications Act 2000.
You have the right to know who your landlord is.
Landlords are legally required to provide their name and an address for correspondence. If a landlord refuses, that's a red flag.
Your deposit must be protected.
By law, deposits must be lodged with a government-approved scheme (mydeposits, DPS, or TDS) within 30 days of your tenancy starting.
