Why we exist

The rental market taxes the wrong side.

Rooms sit empty while the people who need them can’t afford the platform fees to get in touch. Established sites charge tenants a monthly subscription simply to message a landlord — a cost borne by the side of the market with the least to spare.

RoomForRent started from a simple question: what if messaging were free, and the platform only earned when a landlord chose to pay for visibility? That inverts who pays, without removing the commercial engine. Tenants search and message at no cost; landlords list free and pay only when they want to move faster.

The model

How the platform earns.

Listing, messaging, and managing enquiries are free with no time limit. Revenue comes from optional landlord upgrades.

  • Boosts are a one-off payment per property from £9.99 — landlords choose a 7, 14, or 28-day period, with no recurring charge.
  • Every boost includes 15-document storage for that property, online collection of the first month’s rent or holding deposit, and a legally binding e-sign tenancy agreement.
  • A £10,000 tenancy guarantee is included with boost plans, covering unpaid rent and tenant-caused damage beyond the deposit. Terms apply.
  • Optional enhanced verification is available to landlords and tenants, priced to cover its costs rather than as a profit centre.
